1. Show Pending Properties in Site Search

   When searching on KW websites, consumers should automatically be able to see listings that are PENDING SALE, not just ACTIVE ones.

   Our competitors do NOT rely on a Pending filter to show the same info (check out Zillow & Howard Hanna - they make it easy). Therefore we are making our site less valuable to consumers and our agents.

   • Agents want calls on their Pending listings to capture leads.
   • Buyers want to easily find data on houses they drive by, regardless of their status.
   • Sellers want to be able to search quick selling houses to find out which agent accomplished that

   NOTE: As someone who recently purchased a house, I wanted to be able to drive around and see info regarding listings near me, even if they are pending (as long as they are labeled as such) so I know what it was listed for and what features it had. That was especially helpful in neighborhoods I didn't know as well. If I didn't have direct access to the MLS I would have used Zillow instead of the KW app because it is more intuitive & helpful, and that's not cool, especially since it sends buyers to Zillow Premier Agents rather than listing agents.

   I have been told Pending Listings will show up if the filter is adjusted, but I will add that by definition, a filter is primarily intended to narrow down a search, not expand it.

2. Filter Properties by Days on Market/Site

   When conducting a property search, a filter that allows agents to filter listings by days on site ie. New listings in last 7 days, would allow for more specified searches.

3. Show Active Contingent Properties as Active, Not Pending

   Add filter to not show Active-CTG in the search on the web and app.

   This way clients ask to see property that is under contract.

4. Make Open House Information on Property Page More Obvious

   Open House info is very time sensitive and should be displayed at the top of the consumer site details page in red just under the property address so it is one of the first things a consumer see when visiting a property online.

7. Filter by HOA

   The Command Consumer sites and apps don't have an option to filter homes For Sale by whether or not they have an HOA; it would be an extremely valuable features for users--more valuable, I believe, than the "Has Parking" filter since "parking" can be arbitrary whereas an HOA requirement either is or isn't.

8. Show For Sale By Owner Listings in Search

   Add capability to KW command to be open for anyone to add FSBO (like Zillow does). This will get more exposure to our website and more clientes looking for properties there.

12. Show All Properties with Address in City, Not Just in Municipal Boundaries

    Issue: When a Consumer or an Agent goes to search for Listings by City on the KW.com site or via the Consumer App, they are only shown listings that are physically listed within the municipal boundaries of the actual city. Properties with an address of that city and yet not within the boundaries are not shown.

    Solution: The search feature should not be reliant on city boundaries and yet should pull ANY listing that has the name of the City being searched for in it's address.

    Example shows the City of Katy boundaries and yet everything in the circle and even beyond that is still considered Katy for address purposes. This is common in MANY other cities/areas of the US.

13. Add Augmented Reality Features for Paint, Flooring, etc.

    Augmented reality for paint,flooring, appliances
    It would be great to have an augmented reality app that can show buyers what a home would look like with different paint color on walls, different floors and new appliances. If it could also some how link to Home Depot or Lowes for the cost of such updates would be awesome. This would definitely help fighting the "I don't like the paint color. " objections, and help new investors estimate rehab cost on any flip.

15. Point Neighborhood Nurture Email to Agent Site Page with Same Information

    I think Neighborhood Snapshots should be a page on our KW site that the consumer can access after logging in. It would then be easier for an client to reference it between MNN/BWNN emails and points them back to a singular location.
